摘要: 本研究就建設公司其一養生別墅建案的現況及產業整體的趨勢分析、上游地主及下游廠商、客戶、高階主管深入訪談對個案收集相關資料並進行分析,其中透過外部環境之產業的五力分析得出產業的關鍵成功因素,並藉由內部條件之企業價值鏈分析得出企業的核心競爭力,再由產業的關鍵成功因素及企業本身的核心競爭力結合產品發展與消費情境運用平台建構,分析個案公司之平台建構的競爭優勢策略。就研究結果顯示:有關成本領導型的平台建構有「產品平台」及「商業平台」;其產業關鍵成功因素有資金財務有效控管、有效的管理、專業分工的經營、關鍵原料來源的掌控等項目;其核心競爭力有生產作業、企業基礎架構、人力資源管理等項目;有關差異化型的平台建構有「商標平台」,其產業關鍵成功因素有品質與服務形象、企業文化的口碑、土地資源開發、產品差異化等項目,其核心競爭力有服務、技術發展、進料發展、採購等項目;有關焦點化型的平台建構有「電子交易平台」,其產業關鍵成功因素有核心之研究發展、科技資訊的應用等項目,其核心競爭力有行銷與銷售項目;綜合本研究,就產業的關鍵成功因素及與其配合之企業的核心競爭力的平台之建構觀點,養生別墅建案公司的平台建構之競爭優勢策略偏重在成本領導型及差異化型,焦點化型的競爭優勢策略則較為次之。
This study discusses a case study of a good health villa, analyzing the overall industry and business trend by interviewing the upstream landlords, downstream suppliers, customers, and high-rank executives in depth. The paper obtains the key success factors and core competiveness of an industry via Porter's five forces model of the external environment and value chain analysis of internal conditions. By integrating previous obtained information with the establishments of product development and consumption situation platforms, the study also analyzes the subject enterprise's competitive advantage strategies of establishing platforms. The results show that the first, the cost-oriented platforms incorporate “product platform,” and “business platform.” Effective control of financial resources, effective business management, professional division of work, a good command of raw materials, etc. are its key success factors. The core competencies of the industry are its production operations, business infrastructure, human resources, etc. Second, the differentiation platform with the “trademark platform” carries quality and services image, reputation of cooperate culture, development of land resources, and product differentiation as its crucial success factors. The core competencies are the services, technology development, feeding development, and procurement. Third, the focus platform includes the “e-commerce platform” with the key success factors of nuclear research and development, and the application of information and technology. The core competencies are the marking and product categories. Overall, the competitive advantages strategy of the good health villa focuses on cost-oriented and differentiation platforms, followed with the focus platform.
